Servicer Match-Up: A Comparison of MSR Values

first_img Share Save Tagged with: Bank of America KBRA Ocwen Servicing Wells Fargo On Thursday Kroll Bond Rating Agency (KBRA) released its analysis of the current state of mortgage servicing rights (MSRS) in a paper title, “Mortgage Servicing Rights: Rising Yields Are Good.” According to the report, KBRA is unsure if the strength seen in MSR pricing in 2016 will continue into 2017 saying, “We expect to see plenty of volatility in the rest of 2017.” One bright spot for MSRs may be the new administration since KBRA reported that since the November election, “the prospects for MSRs and the firms that hold them improved enormously and with little warning.”As part of KBRA’s report, the rating agency delved into the MSR status of some of the nation’s top servicers including Wells Fargo, Citigroup, Bank of America, and Ocwen. In terms of the nation’s largest mortgage servicer—Wells Fargo—KBRA reported that the bank saw the fair value mark of its single-family MSRS fall 8 percent quarter over quarter at the end of Q1 2016, ending up at $12.7 billion. By the end of the year however, Wells Fargo ended up at $13 billion due to the change in interest rates during Q4 2016.Like Wells Fargo, Citigroup also saw a boost to their year-end MSR value due to changes in interest rates. KBRA reported that the bank experienced a 23 percent jump in its fair value of MSRs in Q4 2016 from Q3 2016 and ending the year at $1.6 billion. As DS News previously reported, on January 30 Citigroup announced that they sold nearly $97 billion in servicing rights to New Residential Investment Corp. “Needless to say, the timing of the sale coming near the peak valuation for MSRs in the past three years was very propitious indeed,” said KBRA.JPMorgan continued the trend of the top banks ending their years with increases to the fair value of MSRS. The bank finished the end of 2016 at $6.1 billion, an uptick from $5.7 billion at the end of Q2 2016.According to KBRA, Bank of America has had some of the lowest MSR valuations out of the top four banks since the financial crisis. In 2016 the bank realized “less uplift in terms of the estimated valuation of the MSR than other top banks, including a downward $820 million adjustment to the fair value of the MSR,” KBRA reported. In response, the bank explained that this “Represents the net change in fair value of the MSR asset due to the recognition of modeled cash follows and the page of time.” Overall, the bank ended the year with a net $306 million increase in MSR value due to these same reasons. Because of this variance, KBRA said “there is no way for analysts or investors to anticipate or understand these adjustments based upon public disclosure from the issuers.”In its analysis, KBRA also looked at MSRs among non-banks, the largest being Ocwen Financial, which reported $1.1 billion valuation for all its MSRs at the end of 2016. “Most of Ocwen’s MSRs are carried at the lower of cost or market, so fair value is not necessarily the best metric for investors examining this issuer, but it is the closet to the presentation of other holders of MSRs. The “updated assumptions” discussed in the Q4 2016 earnings presenting showing a $2.2 billion MSR valuation is probably more relevant to investors in terms of true future worth to the enterprise,” the report noted.To read KBRA’s full report, including the MSR values of other banks covered, click here. High pressure drifts central to southeast Indiana today, working into SW OH late this afternoon. This will keep temps pleasantly cool (for late august) as north and northwest breezes will be seen over most of Ohio along with dominant sunshine. As we transition onto the backside of the high tonight, south winds pick up, and funnel warmer, more humid air back into the region. This will set the stage for our next round of precipitation.We see clouds increase tomorrow, and we are now confident that we will see rain in here faster on Friday. In fact, we likely see rains moving into NW Ohio and perhaps west central Ohio before sunset, and then the action continues off an on through Saturday and Sunday. The bigger frequency and coverage of rain out of those two days comes Saturday. We also are not ruling out thunderstorms yet, especially Saturday, but they still seem to be widely scattered. We will put combined rain totals for the 2 and half day period (Friday afternoon through Sunday) at a few hundredths to a quarter of an inch on the low end, and .75” on the top end. If thunderstorms do develop, 1”+ rains would be possible in highly isolated areas. These thunderstorms will not be a feature that a lot of people get…the atmosphere looks much, much more stable before this boundary moves in, and will not be a good catalyst to convective action. The map at right is an estimate of combined rain fall from late Friday through the weekend.So, with the precipitation moving in sooner, we are in fact going to move it out faster. We are going dry in our forecast now for next Monday and will continue to project the dry pattern through the rest of the week. We are looking for our next minor system to arrive late next Friday, the 31st, but it also looks to affect only far northern and perhaps even only NW OH areas. We will keep an eye on scattered showers for next Friday from US 24 northwest-ward, but the southern drive of this system seems to be waning, and that could lead to the dry weather holding all day Friday over the rest of Ohio. In those northwestern areas, there could be up to half an inch of scattered showers, with coverage at 50% of the area from US 24 northward, and the best action, at least the way it looks this morning, will be closer to the MI line.The extended period we are less keen on precipitation around the Labor Day weekend. There likely still is a boundary there, but if we end up going drier for most of next week, we think it will be more difficult to source moisture in the atmosphere for any kind of mediocre front, which the Labor Day system seems to be trending toward. Before taking action completely out, we will just pull amounts back, as the front is still nearby, and also pull coverage back to nearly 40%. Rain totals will be no more than a few hundredths to half an inch as it stands right now. With no changes in the dynamics of this system, look for that to dwindle in future forecasts. The rest of the 11-16 day window should be precipitation free.Pleasant temps in the short term, and we climb to near normal levels for the weekend and early next week. Later in the week if south winds roll back in, a move to slightly above normal levels is expected, but no excessive heat is likely.last_img read more

In the States,the folks at AllDroid sussed out how to port the web browser from the Motorola Milestone – which does support multitouch – over to the Droid. Granted, the hack only works for web browsers, but it’s a significant improvement for those who can live with a bricked phone.The hack requires the would-be multitouch hero to get root access to the phone and install and delete certain components. Clearly, this user runs the risk of breaking the device and may violate Motorola’s TOS and void the warranty.All of the above applies to the Droid. However, the same stipulations that prevent multitouch on that device also apply to the Nexus One: It’s not a hardware issue; the software is simply locked. So, we’re likely looking at a wait of a few days to see who wants to risk a $500+ device in the quest for an Android-powered multitouch mobile via TOS-violating hacks.Apple’s involvement with the stalling or prevention of more and better multitouch devices has been a topic of speculation in the mobile gadget press since last year, when a group of several key patents for specific gestures were published. Since then, several multitouch devices, such as Palm’s Pre, have been released without legal fanfare. Still, some speculate that Google’s holding out on multitouch for legal reasons.“I think at this point that’s more of a legal consideration than a technical one, since many phones that run Android have the capability of supporting multitouch on a hardware level,” wrote Jason Chen of Gizmodo when he toyed with the device last month.And Chris Ziegler of Engadget said, “This is still very much a sensitive subject – but at least we have some confirmation that it’s a software limitation alone… there’s definitely some logic (probably legal logic, but logic nonetheless) behind which devices are getting it in which markets.”What do you think – is this a patent issue? A Better Way to Encourage Efficient New Homes

We hope to find out soonThe Consortium for Energy Efficiency (CEE) — an organization of North American utilities and other efficiency program administrators that supports their members’ work to advance energy efficiency by developing common specifications for efficiency — adopted a specification for efficiency in new homes on January 16, 2018.This spec is based on the Energy Rating Index (ERI), a generic form of the HERS Index. The ERI provides a consistent signal to home builders about the level(s) of higher efficiency that utilities want. It also allows tangential market actors, such as lenders and appraisers, to compare homes’ overall energy performance against each other.Manufacturers are more inclined to make higher efficiency products when they know in advance that utilities throughout the North American market will all be promoting the same level of efficiency. By providing a binational market signal, CEE members can cause manufacturers to offer products at higher levels of efficiency than they could justify otherwise. This dynamic applies to new homes, too: last year just 19 companies built 35% of all single-family homes in America.Housing accounts for one fifth of climate-change-causing emissions, and residential energy accounts for about 4% of household expenditures (almost $2,500 a year, or $75,000 over the life of a mortgage). The CEE specification offers participating utilities the choice of incentivizing one or several levels of efficiency. The mid-range level represents a reduction in energy use of about 40% compared to the energy use of a typical new home that barely meets the state energy code. It could easily save the consumer $500 to $1,000 in annual utility bills.HERS ratings lead to competition between builders for who can build to the lowest score; however this competition is still restrained by the fact that increased energy efficiency often costs more, and the lending system does not yet recognize the value in determining whether a family qualifies for a mortgage. Utilities frequently address this barrier by offering the builder or buyer a cash incentive for efficiency that compensates for the cost increase. (This approach was also used extremely effectively in federal tax incentives for energy-efficient home construction that were in effect from 2005 to 2012.)By setting a specification that includes several very ambitious tiers of HERS/ERI scores, as well as more modest options that can work in areas where efficiency is a new idea, CEE is leading the way in harnessing market forces to work in coordination with energy codes to promote continual improvement in home energy efficiency. The cornerstone of these methods is the HERS Index, a home energy inspection and rating method developed by RESNET, a nonprofit standard-setting organization that NRDC has supported since its inception. Markets in energy efficiency can only work if buyers and sellers have the information needed to evaluate energy efficiency in dollars. Long-term transformation of efficient construction practices relies on allowing stakeholders across the new construction industry to compete for overall home performance, not just incremental improvements in individual technologies.The HERS Index is similar to a miles-per-gallon sticker on a car: it projects energy use compared to a baseline. The baseline score of 100 is based on a house that barely meets the 2006 energy code, while a score of 0 means zero energy use, on net.More than 20% of new homes were rated in 2017, with an average score of 62, which is impressive considering that few entities provide incentives for such ratings. A score of 62 is some 15% better than the requirements of the most advanced model energy code in America. How much better could we do with financial incentives for the lowest scores? The builder can use more insulation and better windows, install ductless heating and cooling systems, orient the house to collect sunshine through the windows in winter and shade them in summer, seal leaks in the walls and ceilings, and assure healthy indoor air 24/7 by providing reliable mechanical ventilation with energy recovery. They can use cool roofs. The list goes on…Traditional building energy codes and efficiency incentives have focused on promoting one or several of these technologies in an inflexible package, requiring specified amounts of insulation in the floor, walls, and roofs, specified heating and cooling efficiency, and a specified maximum air leakage rate. This prescriptive approach succeeds at improving efficiency at low cost, but does not give credit for energy savings from comprehensive or holistic design strategies. Furthermore, the specific measures promoted within codes and incentive programs change over time, causing uncertainty in the industry.Builders therefore tend to resist the prescriptive approach because it reduces their flexibility and is more expensive than it needs to be for any given energy efficiency target.For example, perhaps one of the specified criteria is very expensive to meet for a particular house while another technology that might cost much less could save even more energy.The Natural Resources Defense Council has been working with builders and building efficiency suppliers, as well as with nonprofit efficiency advocates, to introduce the combination of more ambitious energy goals and more flexible ways of meeting them into building energy codes and other market-based programs.last_img read more
